I have a bank owned property that I'm in contract to purchase from a bank. I got a very good deal on this house.
I'm looking for an investor partner who will help fund this transaction.
Money needed: $200k [this will cover purchase, rehab, carrying costs]
Work required: $25k [included in $200k, paint, carpet, refinish wood floors, kitchen counter-tops]
Rehab: this is a mild rehab
Rehab completion: 30-60 days
After rehab est. value: $310-330k
Est. Quick sale after rehab: $289-299k
I will manage renovation and sale to end buyer, investors net profit is estimated at 25-35k.
* Option #1: Investor to receive profit share approx. $25-35k
* Option #2: Investor to receive fixed rate loan at 7-10% for 6-12 months (rate/terms to be determined)
* Option #3: As an investor if you want to purchase this from me and rehab and resell this yourself, then I will assign the "contract of sale" to you at an assignment price of $210k. Your net profit will be about $65-75k
